Lettings Service

  • A free rental valuation of the property.
  • Marketing the property to its best advantage.
  • Sourcing suitable tenants.
  • Taking up references on prospective tenants.
  • Preparing tenancy agreements.
  • Arranging to protect the deposit, in accordance with the government’s deposit protection scheme.
  • Preparing an inventory, including meter reading and digital photos, and agreeing it with all parties.
  • Arranging Gas Safety, Electric Safety, Energy Performance Certificates, all required by law.

Rent Collection Service

This includes the Lettings Service, as above, plus:

  • Rent collection and electronic forwarding with statement once cleared, either on the 1st of 15th of the month, whichever is sooner.
  • Chasing any late payments.
  • Rent Guarantee – this is an insurance which is designed to protect the landlord by ensuring the rent is paid, even if your tenant goes into arrears.

Full Management

This includes the Lettings Service and Rent Collection Service, as above, together with all aspects of the letting and management process. We’ll act as the sole liaison between you and your tenant, but keep you informed at all times.
